General Maintenance - Project Supervisor

JOB PURPOSE
The General Maintenance Supervisor is responsible to coordinate and manage the plumbing, civil/structural, landscape and pest control aspects including ad hoc special projects for Taylor’s University to achieve profit targets and to optimise the service delivery standard for its stake holders and customers.


KEY RESULT AREAS / RESPONSIBILITIES

 

  • To manage the daily operations of the campus through good practices and effective control systems.
  • To respond to complaints & break downs to ensure downtime is minimized at all times.
  • To provide facilities management practices and effective control system for mechanical and electrical assets with the aid of computerised maintenance management systems (CMMS) where applicable.
  • To manage staff and ensure department is operating at optimal efficiency.
  • To plan, prepare and conduct periodic operations audit of project deliverables and general maintenance matters including landscape and pest control adheres to the regulatory compliances and provide recommendations for compliance & continuous improvement.
  • To provide support on quality management of outsourced contracts to ensure building, building equipment, campus environment inclusive of Landscape are maintained property.
  • To assist benchmark facilities operating costs efficiency amongst Group facilities & industry.
  • To conduct annual performance analysis on facilities management corrective work request and proposed process for improvement.
  • To coordinate, implement, monitor, and report environmental and energy conservation initiative.
  • To provide monthly management updates current job concerns and challenges
  • To implement preventive maintenance for the efficient upkeep of the campus grounds To ensure all administration and procedures meet company standard operating procedures, contractual and ISO requirements.
  • To maximise the building value by implementing proper operating and capital control systems.
  • To minimise energy losses and to ensure safe efficient working of all electrical and mechanical equipment.
  • Assist to ensure that maintenance of vacant properties is carried out in accordance to Engineering Standards and Quality Management System (QMS) procedures.
  • Conduct conditional appraisal of general maintenance related assets.
  • Provide any other facilities management support as required by the institutions within the group.
  • To conduct regular assessment & audit to ensure all facilities / equipment are all well maintained and good working condition.
  • To lead projects and ensure guidelines and quality control standards are met.
  • Assist in any other duties which may be assigned by the Vice President of Facilities Management Operations, ESH & security, and Administration.

KEY COMPETENCIES

  • Highly skilled in general maintenance works such as ceiling repairs, plumbing, civil and structural works and services.
  • Strong analytical and trouble-shooting capabilities.
  • Possess knowledge in practical work process procedures and procedures.
  • Familiar with local building by-laws and structural requirements
  • Familiar with energy conservation directives
  • Knowledge in green building technology would be an added advantage.
  • Able to read and interpret engineering drawings.
  • Ability to plan and set priorities and deadlines.
  • Able to handle large volumes of work while maintaining accuracy and thoroughness.
  • Attitude to change, build and grow the department and organisation.
  • Knowledge in sustainable long-term initiatives such as solar, rainwater harvesting would be an added advantage.
  • Communicates professionally with empathy and understanding in day-to-day operational matters and challenges

JOB SPECIFICATIONS
Minimum Qualification

  • SPM qualification
  • A related qualification in Facilities Management and Energy Management will be an added advantage.


Related Experience

  • Minimum 5 years of working experience in building general maintenance of overseeing large team of skilled workers and technicians.
  • Related experience in the services industry such as in the hospitality, leisure, healthcare, and banking.
  • Knowledge and experience in implementing Engineering Standards.
  • Good interpersonal skills with strong analytical and trouble-shooting capabilities.
  • Able to work independently with minimum supervision.
  • Competent command in both spoken and written English and Bahasa Malaysia; Cantonese and Mandarin would be an added advantage.
  • Able to carry out quality control checks and determine root cause of problem.
  • Proficient in Microsoft Office.
  • Good attention to detail.
  • Ability to work on own initiatives and to operate under tight schedules and deadlines.
